By accessing or using sabteralending.com (the "Site"), or by submitting any inquiry, application, financial statement, or other information to Sab Tera Lending LLC ("Sab Tera Lending," "we," "us," or "our"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, please do not use the Site or submit information to us.

These Terms apply to all visitors, users, prospective borrowers, brokers, and other parties who access the Site or communicate with Sab Tera Lending, whether through /apply, our supplemental forms, telephone, or email.

2. Nature of Our Services

Sab Tera Lending is a direct private hard money lender headquartered at 15 Artisan Ave., Huntington, NY 11743. We originate and fund our own loans — Fix & Flip, DSCR Rental, Bridge, Ground-Up Construction, Multifamily 5+, and Commercial Real Estate loans — for real estate investors across our service markets. We are not a depository institution, and nothing on this Site constitutes an offer or commitment to lend. All loan terms are subject to underwriting review, appraisal, title, and final loan documentation.

3. Eligibility & Business-Purpose Loans

Our loan programs are intended solely for business and investment purposes. Loans are made to individuals, limited liability companies, corporations, and other legal entities acquiring, renovating, constructing, or holding non-owner-occupied investment real estate. Sab Tera Lending does not originate consumer, owner-occupied, or personal-use residential mortgages, and nothing on this Site should be construed as an offer of consumer credit.

You represent that any information you submit to us — including but not limited to property details, entity formation documents, financial statements, and track record — is accurate, current, and provided for a legitimate business purpose.

4. No Guarantee of Approval or Terms

References on this Site to same-day commitments, 7-day closings, zero upfront fees, or specific loan-to-value, loan-to-cost, or rate figures are general program guidelines, not guarantees. Every transaction is evaluated individually based on the property, borrower profile, market, and deal structure. Submitting an inquiry or application does not obligate Sab Tera Lending to extend an offer, and receipt of a preliminary term sheet does not constitute a binding commitment to fund.

5. Permitted Use of the Website

You agree to use the Site only for lawful purposes related to evaluating or pursuing a legitimate business-purpose loan. You agree not to:

• Submit false, misleading, or fraudulent information in any application or communication;
• Attempt to gain unauthorized access to any portion of the Site, our systems, or another user's information;
• Use any automated system (bot, scraper, or crawler) to extract data from the Site other than standard search-engine and AI-assistant indexing that we permit via our robots.txt and llms.txt files;
• Interfere with or disrupt the Site's servers, security, or availability; or
